The only way the foaming agent will work to make the Bora-Care foamy is when you use it in a foaming device. The foaming device actually adds air into the mixture.
Bora-Care is safe if it is applied to raw wood when people and pets are not present. Once the treated surfaces have completely, it is safe for them to returned to the treated areas/surfaces.
There is no need to mix Bora-Care with Termidor SC. Bora-Care will not work for subterranean termites (what Termidor is generally used for) & Termidor will not bond with wood the way Bora-Care does
Bora-Care takes at least 48 hours to fully dry after applying. Once it has fully dried and any overspray got onto any finished surfaces, then you should be able to clean those areas with warm, soapy water to remove any residue.
You should not wrap wood after treatment of Bora-Care. It should be allowed to air dry and then if used outside a protective sealant applied.
Bora-Care should only be used to prevent carpenter ants applied to wood directly as it is a wood preservative. It cannot be used to treat mounds in the yard. Please take a few moments to review our article on How to Get Rid of Ants for a successful eradication program.
The instructions for Bora-Care for basements (preventative and pretreatment): Use a 1:1 solution and apply in a 2-foot uninterrupted band to all structural wood surfaces in crawl spaces and basements. To prevent termite shelter tubes on crawlspace walls, apply to concrete or block walls in a 2-foot band up from the ground on interior wall surfaces. Apply at the rate of one gallon to 400 square feet of surface area.
You can apply it upstairs, however it can only be applied onto bare wood surfaces and voids. If you are looking to kill and prevent mold, please see Bora-Care with Mold-Care. It can be applied to bare wood, plywood, particleboard, and oriented strand board (OSB).
Boracare cannot be used through any type of smoker or fogger equipment. Boracare is to be applied to raw unfinished wood only and can be applied with a paint brush, roller, or sprayer after the product has been thoroughly mixed in a bucket with water first. If your plywood cabinet has any finish on it, or there are heavy amounts of glue within the material, the Boracare will have trouble penetrating into it and can take longer to absorb, and may leave an oily film on the surface that may need to be cleaned and removed with a wet rag or sponge with hot water.
When using Bora-Care on painted wood, you should drill a hole every 6 inches up/down the stud/posts to ensure good coverage.
Bora-Care is diluted as directed in a separate container and mixed prior to putting into a sprayer and evenly applied to all sides of the raw wood or by painting on the surfaces. It should not be applied to wood that is stained, painted, varnished, sealed etc. Here is a chart with the amount needed based on the size of the lumber.

Typically, it takes about an hour for the surface of the wood to dry. After the application has dried completely, it should be perfectly fine for children and pets to re-enter the house. Bora-Care is only for use on raw unfinished wood, so the wood trim would have to have no stain, paint, or finish on it of any kind for the Boracare to absorb. If the wood is raw, you can use a small paint brush to dip in the mixed solution to paint on the trim carefully to not overapply on the marble. Any of the Boracare that gets on the marble can be removed with a warm wet rag.
