The Mold Care is only sold with the Bora-Care with Mold-Care bottle and not separately.
When using Bora-Care with Mold-Care you would need to give it a minumim of about 6 hours or until the product dries on the wood for re-entry for occupancy. Also, this would treat the wooden carpet tack strips as well. Keep in mind that Bora-Care has a glycol base which can have an odor if it is in an enclosed area, so we do recommend it be well ventilated before re-entry as well.
Once applied and allowed to dry,Bora-Care with Mold-Care will last for the lifetime of the wood, indoors or outdoors. It will not breakdown over time. Please keep in mind that we recommend for you to use Boracare for treatment against wood boring pests. Bora-Care with Mold-Care is mainly for controlling mold and fungus.
Bora-Care with Mold-Care and Bora-Care both dry clear when mixed and applied as directed on the product labels. Both should only be applied to raw unpainted/staing, untreated wood. Neither will penetrate through paint.
Boracare with Mold Care can be mixed with water only.
Scrubbing the mold on the walls is not required for BoraCare with Mold-Care to be effective however it will not remove any stains from mold or mildew. If you prefer to get rid of the actual mark or stain on the wood, you need to apply Mold-Clean to the area. Mold-Clean should be applied first, and then you should treat the area with Bora-Care with Mold Care to make sure the actual mold in the wood is neutralized.
Bora-Care with Mold-Care should be mixed with hot water in a separate container, and then painted on or sprayed using a pressurized hand pump sprayer.
Bora-Care with Mold-Care would be the only product we have that can protect wood from fungi, mold and wood boring insects such as termites and others listed on the label.
Bora-Care with Mold-Care does not smell like bleach. The only way to tell if it was treated with the product is to confirm with the company that made the application (or if they used a dye indicator at the time of application-would notice on the wood surface).
If you have applied Bora-Care with Mold-Care to the point of runoff with dripping to the ground, the excess runoff should be wiped up with a damp cloth with warm, soapy water. If it is a few drops that are contained on the wood, that will eventually absorb into the wood and still create a smooth, even surface.
You typically want to plane/sand before applying Bora-Care with Mold-Care, as doing so after would be removing layers of protection, but as long as the wood has dried, you can plane/sand and finish the wood. It usually takes 24-72 hours to dry fully.
When using Mold-Clean before your Bora-Care with Mold-Care application, it should NOT be allowed to dry on wood - it has to be washed or rinsed off in order for it to work correctly. The product label states, it should be applied liberally to the point of runoff to wood or other surfaces using a low pressure (15-20 psi) sprayer. Allow surfaces to remain wet for 5-10 minutes, then thoroughly rinse with water using a high-pressure stream.
Boracare with Mold-Care can only be applied to raw natural wood that has no finish on it, or to concrete area such as along the foundation where structural supports and framing will go. Boracare with Mold Care would not adhere to or work on foam or plastic, or any other material similar to that. Mold will only grow where there is a moisture problem, as long as there are no leaks or issues causing excess moisture to collect and stay in the walls you shouldn't have an issue with mold. Installing good vapor barriers and dehumidifiers can assist with preventing this as well.
Bora-Care with Mold-Care can be applied in any temperature as long as it is not below freezing. However, the warmer the temperature the easier it will be to mix and apply the product because of its thick consistency.
While treating the attic with Bora-Care with Mold-Care, turn off any HVAC systems. Let the treatment dry for 1-2 hours then the unit can be turned back on.
