    What is the best approach to treat a compromised floor beam?
    1940s timber framed home on brick piers. Cavities were drilled through top side of main (center) 6"x6" house beam to accommodate plumbing, leading to rot and cracking via combination of weakened structure and leaking moisture. Beam is now supported beneath with two 4"x4" posts and bracing timbers. Large cavity with rotted wood remains extending from drilled area, about 2-3" deep, 8"-12" long. Leaks are fixed. Need to prevent rot/mold, harden remaining beam and fill cavity. Accessible from below via crawlspace.

    We would recommend using Boracare with Moldcare for the wood in the area. This will kill and prevent mold and rot in raw wood. Not only does Bora-Care with Mold-Care treat mold, but it also acts as a surface protectant, killing all forms of fungi, sanitizing and disinfecting the treated area. In addition, wood treated with Bora-Care with Mold-Care will render wood impervious to termites, powderpost beetles and othe wood-destroying insects. This one gallon container treats approximately 3600 lineal feet of 2x4 dimensional lumber or 1250 square feet of a crawl space or attic when mixed at the labeled rate of 1 gallon of bora-care with mold care and 5 gallons of water.

    We would also recommend replacing any rotted wood and using a sealant or paint on the wood after application. This product will last for the life of the wood as well.

    What is the best order to treat any current mold on studs and to apply a preventative application using Mold Clean, BoraCare and BoraCare with MoldCare?
    Doing a remodeling on an older home and opened up all the dry walls. The house previously had some termite infestation which was treated (whole house fumigated + treatment for subterranean termites). There are no signs of live termites anymore. There is some mold on some of the studs. I would like to clean the mold stains and protect against any future termite of mold infestation?

    Yes, 1st using Mold Clean to clean the existing stains would be recommened then applying BoraCare with Mold Care to actually treat the extisting mold and prevent any future growth. Since BoraCare with Mold Care will aid in preventative measures against wood destroying insects (termites, powderpost beetles), you do not have to use BoraCare if you do not want to. You can use the BoraCare with Mold Care alone  or use in addition to BoraCare for extra preventative applications.

    Is Bora-Care with Mold-Care mixed at a 5 to 1 or 4 to 1 mixing ratio?

    Bora-Care with Mold Care is mixed at a 5:1 ratio.  Meaning 5 gallons of water per the product label.

    Is there a recipe or formula mix chart for Bora Care with Mold Care to make 1 gallon or less instead of 6 gal?
    I want to save some product unmixed longer than 24 hours for other possible mold areas.

    Bora-Care with Mold-Care can only be mixed at the 5:1 ratio.  It can actually remain stable for up to 30 days once mixed.

    Do both Bora-Care products dry clear?
    I need to apply to a painted totem pole.

    Bora-Care with Mold-Care and Bora-Care both dry clear when mixed and applied as directed on the product labels.  Both should only be applied to raw unpainted/staing, untreated wood.  Neither will penetrate through paint.

    Can Bora-Care with Mold-Care be applied directly to wood that has been treated with chlorine bleach?

    Wood can be treated with Mold Clean or bleach solutions (to remove stains) and then treated with Bora-Care or Bora-Care with Mold-Care. You should apply to raw wood (natural) only (no paint, stain, sealer, varnish, etc).

    Can Bora-Care with Mold-Care be used on concrete?
    On one of the other Q&As, you said that Bore-Care with Mold-Care can only be used on wood and not concrete. However, the product description lists concrete under "Surfaces". Can you please confirm if it is okay to use this product to treat mold growing on a concrete wall? Thanks!

    Yes, Bora-Care with Mold-Care is labeled to be applied to concrete.

    Does Bora-Care with Mold Care have a lingering odor after it is applied?

    According to the SDS for Bora-Care with Mold-Care, this product does have an ethanol-like odor. Once it has dried, the odor should dissipate.

    Does Boracare with MoldCare "sanitize and disinfect" the surfaces where it's been applied?
    Please clarify if this is a registered disinfectant/sanitizer or not.

    Bora-Care with Mold-Care information states it kills all forms of fungi and the sanitiizing and disinfecting comment only refers to this type of issue.   The specific active ingredient in MoldCare is a special disinfectant, the same as used to sanitize restaurants and hospitals, that has been formulated by Nisus to be used with Bora-Care for even greater performance, especially against mold fungi.  This information is stated by Nisus on the Technical Bulletin. You may need Nisus DSV if you need a broad-spectrum disinfectant, sanitizer, and/or viricide.

    How do I know if Bora-Care with Mold-Care killed the fungus growing on the flooring joists in my crawlspace?
    A

    Bora-Care with Mold-Care absorbs into the wood and remains there for as long as the wood is in service. This provides years of residual protection if used as directed on the product label for mold fungi, decay fungi and stain fungi. It is important to reduce moisture, address any leaks or water damage/sources and have proper ventilation in crawlspaces. Crawl spaces that are not ventilated properly (or AC systems that are below the dew point), will cause condensation, and eventually mold/fungus to occur.

    What is the minimum temperature that you can apply Bora-Care with Mold-Care?
    A

    Bora-Care with Mold-Care can be applied in any temperature as long as it is not below freezing. However, the warmer the temperature the easier it will be to mix and apply because of its thick consistency.

    Should I clean the wood that has mold in or I just spray the Bora-Care with Mold-Care on it?

    You can apply Mold Clean to the raw wood surfaces first to remove stains and then apply Bora-Care with Mold-Care or you can just apply Bora-Care with Mold-Care without if you are not concerned with the visible stains.

    Can Bora-Care with Mold Care be mixed with high concentrate hydrogen peroxide instead of water?
    I would like to add hydrogen peroxide to help kill existing mold. Can I mix Bora-Care with concentrated hydrogen peroxide instead of water?

    Can you apply Bora-care with Mold-Care to siding of a house which was painted with solid color stain?
    The house siding is has been stained with solid color stain but mold spots grew all over. Can bora-care with mold care be used to wash the siding prior to second coat of paint or stain. We want to prevent mold to reappear, and we understand that bleach alone does not prevent mold from coming back. Thank you

    The Bora-Care with Mold-Care is to be used on raw untreated wood.  The wood can not be painted or stained as that would impede the product from being able to absorb into the wood to protect it.  You would have to strip any paint off of the wood you wish to treat before applying Bora-Care with Mold-Care for it to be effective.

    Does Bora-Care with Mold-Care need to be scrubbed or wiped down?
    Hi, I am trying to kill and prevent a substantial amount of mold from a garage. The framing, walls, and ceilings all have mold on them. Do I need to scrub or wipe the walls after applying it or just let it dry? Should I also spray more than once? The whole structure is bare wood. Can send pictures if it is helpful. Thanks, Jason

    Scrubbing the mold on the walls is not required for BoraCare with Mold-Care to be effective however it will not remove any stains from mold or mildew. If you prefer to get rid of the actual mark or stain on the wood, you need to apply Mold-Clean to the area.  Mold-Clean should be applied first, and then you should treat the area with Bora-Care with Mold Care to make sure the actual mold in the wood is neutralized.

    Can you apply Bora-Care with Mold-Care with a airless sprayer?

    Bora-Care with Mold-Care should be mixed with hot water in a separate container, and then painted on or sprayed using a pressurized hand pump sprayer.

    Can I use Bora-Care with Mold-Care at a 3:3 ratio?
    I understand it is not labeled for this mixture, but why (other than labeling) can you not mix 3 gallons of Boracare, 3 gallons of water and 1 pint of Mold-Care to prevent mold and termites. This mixture would give maximum protection against termites and mold.

    Bora-Care with Mold-Care has been tested and labeled to work at a ratio of 5:1, meaning 5 gallons of water per the product label.. We would not recommend to use it any other way than what the label recommends. If you have both termites and mold to treat, you would need to do a treatment with Bora-Care first and then treat with Bora-Care with Mold-Care.

    Is there a product that can be used on painted wood to eliminate and protect against further mold on the exterior?
    A

    Unfortunately, there is not a product that is able to penetrate through paint, stain or sealant that would absorb into the wood. To treat active mold and also protect against further mold from developing, treating all accessible wood surfaces with Bora-Care with Mold-Care is the best option. Any painted wood should be sanded to its raw state before applying per the product label.
